Understand the roof
before the recommendation.
An inspection should turn a concern into documented findings, practical options and a clear explanation of what remains unknown.
When an assessment is useful
Arrange a qualified assessment when you notice a leak, missing material, repeated trouble at the same spot, or a roof concern in a home inspection report. It is also a useful starting point when planning replacement.
A roof assessment is not automatically a structural evaluation, leak guarantee or insurance determination. Ask the provider to define the scope before the visit.
Ask for findings you can use
- Photographs tied to specific locations and observed conditions.
- The areas examined and any areas that could not be accessed safely.
- An explanation of likely causes and the evidence supporting them.
- Reasonable repair or replacement options, including their limits.
- Items needing further investigation, another trade or structural expertise.
What may be considered
The roof covering is one part of the picture. Ask whether the assessment includes flashing at roof intersections, penetrations, visible drainage issues and accessible signs of moisture. Underlying damage may remain concealed.
Ventilation and moisture concerns need a whole-assembly view. A provider should explain whether the roof, attic, insulation or indoor moisture conditions need further attention, rather than assuming that more vents solve every issue.
Prepare for the conversation
Bring the history
Share previous repairs, the approximate age if known, and when the concern first appeared. Provide a home inspection report if one exists.
Agree on scope and charges
Confirm what will be assessed, whether there is a fee and what written findings you will receive. Keep yourself on the ground.
Ask about uncertainty
Separate confirmed findings from assumptions. Ask how concealed conditions would be evaluated and priced if work proceeds.
Use the findings to compare options.
A useful recommendation connects the actual condition with the proposed scope.
